Check 01 of 05 · Title

Does the seller actually own it, and is the ownership clean?

Title is the only check where being wrong costs you the entire investment. Everything else in a purchase is negotiable, recoverable or survivable. This one is not.

The questionsWhat this check answers
  • 01Who holds the title today, and how did they come to hold it?
  • 02Is there a mortgage, lien or attachment sitting on the property right now?
  • 03Is anyone in court over this land, this seller or this developer?
  • 04Does the chain of ownership survive a thirty-year look-back without a gap?
  • 05Can the person signing your agreement legally transfer it to you on registration day?
