Does the site actually match the paper?

Four of our checks happen on documents. This one happens on the floor, with instruments, in the specific flat you are buying. It is the check that catches what no record will ever tell you, and the only one with a deadline, because your leverage ends the moment you sign the handover.

01

Pre-handover snagging

A full inspection of the finished unit before you sign handover, while the developer is still obliged to fix what is found. This is the inspection with the most leverage and the shortest window.

Re-inspection

We return after the snag list has been worked and verify each item against the original photograph. Closed means closed, not marked closed.

Dampness and moisture survey

Meter readings and thermal scanning across walls, ceilings, wet areas and the slab. Moisture is the defect that gets more expensive every month it is left alone.

Multi-stage construction inspection

For under-construction purchases: inspections at structure, at MEP rough-in and at finishing, so problems are caught while they are still cheap and accessible to fix.

Area measurement and verification

Laser measurement of carpet, built-up and super built-up areas against exactly what your agreement says you bought.

Site and setback verification

The sanctioned plan overlaid on what is standing: setbacks, approach road, tower position, common areas and open space.
