Why five
A property can pass four of these and still be the wrong thing to buy.
Clean title on a building that was never sanctioned. Perfect approvals on a developer who has never delivered on time. A fair price on a flat whose carpet area is short. Each check catches something the other four cannot see, which is why we run all five or we walk away.
