Check 03 of 05 · Builder

Does this developer deliver what it actually promises?

Every builder has a brochure. Not every builder has a record. The record is public. It is just tedious enough to read that almost nobody reads it, which is precisely why it is worth reading.

The questionsWhat this check answers
  • 01What has this developer genuinely completed, and when?
  • 02How far does the delivery date slip, on average and at worst?
  • 03How many complaints have been filed, and were the orders complied with?
  • 04Has the quality of what they deliver held up over time?
  • 05Is the entity signing your agreement the one with the track record?
The evidenceWhere it comes from

No finding without a document behind it.

The record we pull before anyone forms an opinion.

01

RERA filings across every registered project

Not the five on the website. Every project the developer and its entities registered.

02

Complaint and adjudication records

What buyers complained about, what was ordered, and whether it was complied with.

03

Registrar of Companies filings

Which entity is signing, what it has filed, how long it has existed.

04

Declared dates against actual handover

Project by project, the gap between the date promised and the keys handed over.

05

Delivered buildings, in person

A visit to something finished years ago. More honest than a show flat.

06

Litigation involving the entity

Disputes with buyers, landowners, contractors or lenders.

The methodHow we check a developer

How we check a developer.

The refusalsWhat makes us say no

What fails this check.

What you get

A developer file.

  • Every registered project with declared and actual dates
  • Median and worst-case delivery delta, stated plainly
  • Complaint history, and whether orders were complied with
  • Photographs and notes from a building they delivered years ago
  • The exact legal entity that will sign your agreement
Questions we get asked

No. Public star ratings on people who pay us would be gameable, legally exposed and commercially unsustainable. We publish our refusal rate instead: how many projects did not make it through, and why. That is the number that cannot be bought.
